- Site Characteristics: Access to transportation arteries, on-site utilities, adequate power, paved or gravel yard, functional building, and secure perimeter
- Markets: Austin, Dallas – Fort Worth, Houston, San Antonio
- Location: Near highways, airports, rail intermodals, seaports, and other critical logistics infrastructure
- Zoning: Industrial with outdoor storage permitted as-of-right
- Environmental: Clean record or clear path to remediation
